Position Overview

We're looking for an experienced Facebook ads manager and content creator to own advertising strategy and content performance for All In ADU / Lotus, a company helping Southern California property owners plan, permit, and build Accessory Dwelling Units (ADUs) and senior living facilities.

You'll have full autonomy over campaign strategy, A/B testing, budget optimization, and creative execution — with the goal of driving qualified homeowner and investor leads at a predictable cost.

This is not an assistant role. We need someone who has proven experience generating results and takes ownership of platform performance.

Key Responsibilities

  • Campaign strategy & execution: Create, launch, and manage Facebook/Instagram campaigns targeting single-family property owners and real estate investors in Orange County and the broader Southern California market.
  • Lead quality, not just lead volume: Optimize toward qualified consultations booked, not raw form fills. You'll work with us to define what "qualified" means and build campaigns that produce it.
  • A/B testing & optimization: Continuously test creative, copy, offers, landing pages, and bid strategies to lower cost per qualified lead.
  • Performance analysis: Track KPIs (CTR, cost per lead, lead-to-appointment rate, cost per booked consultation, ROAS) and deliver weekly and monthly reports.
  • Budget management: Allocate ad spend strategically across campaigns and geographies; maximize impact within a lean budget.
  • Content creation: Produce or source high-quality ad creative — before/after build photos, walkthrough and drone video, homeowner testimonials, floor plan and cost breakdowns, short-form educational video, and the copy that goes with it. Utilize ai to help fill the gaps
  • Audience targeting: Build custom and lookalike audiences from our first-party data (parcel lists, past inquiries, CRM contacts) within Meta's housing-category constraints.
  • Platform ownership: Own all aspects of All In ADU's paid advertising presence — you are the decision-maker.
  • Testing & integration: Run experiments with new ad formats, placements, offers, and channels (Meta first; YouTube, Nextdoor, and Google as we expand).
  • Reporting: Maintain clear documentation of what's working, what's not, and why.
Required Qualifications
  • 2+ years managing Facebook/Instagram ads, preferably in home services, real estate, construction, remodeling, or another high-ticket local lead-gen category.
  • Special Ad Category experience. Meta classifies housing and real-estate advertising under its Special Ad Category rules, which remove age, gender, ZIP, and most detailed targeting options and restrict radius targeting. You must have run compliant campaigns under these constraints and know how to hit the right audience through creative, offer, and geography instead of interest stacking.
  • Demonstrated results: Portfolio or case studies showing measurable lead-gen success — cost per lead, close rates, ROAS, or similar.
  • A/B testing mentality: Experience running structured tests and drawing real conclusions from data.
  • Campaign optimization skills: Proficiency with Meta Ads Manager, Meta Pixel / Conversions API, audience segmentation, and bid strategies.
  • Content creation ability: Can write compelling ad copy and either produce visual creative yourself or brief designers, editors, and videographers effectively.
  • Analytical mindset: Comfortable with Google Analytics, spreadsheets, and end-to-end performance tracking.
  • Self-directed: Can work independently, set priorities, and deliver without micromanagement.
  • Communication skills: Clear reporting and the ability to articulate strategy and findings.
  • Overlap with Pacific Time for regular check-ins.
Nice to Have
  • Experience marketing home improvement, construction, solar, roofing, or other high-ticket residential services
  • Familiarity with California ADU regulations — AB 68, AB 1033, and the 2025 changes under Gov. Code §66323 that eliminated minimum lot size requirements and mandated ministerial approval for single-family lots
  • Video production or editing experience, especially on-site walkthrough and short-form vertical content
