Qualifications
Required
- 1-5 years of underwriting experience in hard money, private lending, bridge lending, construction lending, commercial real estate, or residential investment lending
- Strong understanding of asset-based lending principles and real estate investment transactions
- Experience reviewing investment property transactions, including fix-and-flip, bridge, ground-up construction, rental property financing, and Debt Service Coverage Ratio (DSCR) loans
- Experience evaluating lending metrics and risk factors, including Loan-to-Value (LTV), Loan-to-Cost (LTC), After-Repair Value (ARV), Debt Service Coverage Ratio (DSCR), borrower liquidity, and exit strategies
- Ability to analyze construction budgets, rehabilitation costs, contractor bids, and draw schedules
- Experience reviewing title commitments, appraisals, insurance policies, and entity documentation
- Excellent analytical, organizational, and decision-making skills
- Ability to manage multiple loan files while maintaining accuracy and meeting turnaround times
- Strong written and verbal communication and collaboration skills
- No National Mortgage Licensing System (NMLS) license required
Preferred
- Bachelor's degree in Finance, Business, Real Estate, or a related field, preferred but not required
- Experience underwriting private money or direct lender loan products
- Familiarity with residential and light commercial investment properties
- Knowledge of foreclosure timelines, title issues, and real estate closing processes
- Experience with construction loan administration and draw management
- Proficiency in mortgage or commercial Loan Origination Systems, such as Encompass, LendingWise, The Mortgage Office, or similar platforms

Responsibilities
- Conduct preliminary underwriting reviews for hard money, bridge, fix-and-flip, ground-up construction, rental, and other residential investment property loans.
- Analyze borrower experience, liquidity, credit profiles, and overall financial strength.
- Review purchase contracts, renovation budgets, construction plans, draw schedules, scopes of work, and contractor information.
- Evaluate loan requests based on collateral value, Loan-to-Value (LTV), Loan-to-Cost (LTC), After-Repair Value (ARV), and overall investment risk.
- Examine appraisals, Broker Price Opinions (BPOs), title reports, insurance policies, surveys, and applicable environmental information.
- Assess borrower entities, operating agreements, trust documents, and other business organizational records.
- Verify borrower liquidity, reserves, and available funds for closing and project completion.
- Identify underwriting risks and recommend appropriate loan structures or mitigating conditions.
- Issue underwriting conditions and communicate documentation requirements to loan officers and loan processors.
- Maintain detailed underwriting notes and recommendations within the Loan Origination System (LOS).
- Ensure loan files comply with company credit policies, investor requirements, and applicable federal and state regulations.
- Assist senior underwriters with complex loan scenarios and exception requests.
- Uphold underwriting quality while consistently meeting company turnaround-time expectations.
