Property Investment Analyst (Casual / Part-Time)

Golden Touch is looking for a highly analytical Property Investment Analyst to help identify undervalued residential apartments and units using our proprietary Golden Touch Valuation Model (GTVM).

You will be provided with suburbs to research and our custom spreadsheet. Your role is to complete the analysis, contact selling agents, gather missing information, negotiate where appropriate, and present the best buying opportunities.

This is an ongoing role for someone who enjoys research, negotiation and property investing.

Responsibilities

  • Search all current property listings within suburbs nominated by us.
  • Complete our proprietary GTVM spreadsheet for every shortlisted property.
  • Contact real estate agents to obtain missing information such as:
  • Owners Corporation fees
  • Council rates
  • Rental estimates
  • Number of lots in the building
  • Building history
  • Price expectations
  • Days on market (where required)
  • Any other information relevant to our valuation model.
  • Compare each property against recent comparable sales.
  • Research recent land sales where required.
  • Calculate and rank investment opportunities using our spreadsheet.
  • Recommend the Top 7 opportunities from each suburb.
  • Once approved, communicate with agents and submit offers on our behalf.
  • Maintain accurate records of all conversations and negotiations.

What Success Looks Like

Each report should

  • Analyse approximately 30–50 properties.
  • Complete every field in our GTVM spreadsheet.
  • Identify the Top 7 investment opportunities.
  • Provide evidence supporting every recommendation.
  • Contact agents where required to verify missing information.
  • Present realistic purchase prices and assist with negotiations.
